Fees - Purchase and Rental

Our fee structure is simple, comprising of two parts:

• Retainer
  A deposit of £799 which will retain our property finding services for a minimum term of three months. Note this fee is refunded in full from your 'success fee', when we successfully secure a property for you. This includes:

  • Initial consultation - we create a bespoke brief detailing your requirements, advising on areas, prices and trends, to maximise your investment.
  • The property search - we use our extensive network of contacts to find the best properties, our agents are frequently the first through the door. We view on your behalf, and produce a short video, allowing you to ‘virtually’ view a property and how it ‘flows’. No other property finders offer this service!
  • You view only the most suitable properties - estate agents details are static, our videos enable you to select the most suitable properties to view. No more weekends wasted viewing properties, which look great on paper, but you know are unsuitable within minutes of your arrival.
  • We undertake all negotiations – with over 20 years in the London and South East property market, we use all our experience and our specialist database to secure your potential property at the lowest price.
  • Buying your property - we explain the process, and are available 24/7 to guide you through each step and advise on your next action. We have trusted solicitors, surveyors and independent financial advisers, in fact experts in every field, who are dedicated to ensuring your purchase runs as smoothly as possible.
  • Moving in - if required, we can locate and register you with local services, such as schools, dentists and doctors. On the day of moving we will collect your keys, meet you at your new home and walk you through its facilities and use of the services.

• Success fee
  This becomes payable on 'exchange' of contracts, at the greater of 1.5% of the final purchase price or 10% of the saving from the asking price. In both instances LESS the initial deposit (minimum ‘success’ fee £5,000).

  • We negotiate the monthly rental - we will deal with all negotiations using over 20 years experience in London and the South East property markets and specialist databases, to secure the property at the lowest possible monthly rental cost.
  • On the day of moving - we collect your keys, check you into your new home and walk you through its facilities and use of the services.

• the ‘success’ fee
  An amount equivalent to one months’ rental is charged for successfully finding and securing a property on your behalf
